Although we spend ample time getting to know our applicants and conduct rigorous background checks, from time to time we do experience some issues related to trouble tenancies. Always aligned with our core values, we exercise patience and rational in order to understand the root of the problems. From experience, a simple warm conversation can most often resolve the issue. We can review the lease
terms with the tenant and offer assistance in resolving most problems they face, in order to minimize legal fees and lost rent.
Once listed we can typically expect applications to come in within a few days. However, depending on season and market conditions, we could see a tenant being secured in as long as 30 – 60 days, sometimes longer. We work hard to minimize vacancy periods with premium marketing campaigns and local area signage.
No. None of our service programs have set contract periods. We do ask that our clients provide us with at least 30 days notice if they decide to end their services with us.
Our Rent Guarantee Program is an additional protection coverage that we provide property owners which guarantees they receive rent payments on time whether or not the tenant has paid their rent. Because of the added risk associated with this service, we have set this fee accordingly. This service is only available to approved clients and depends on several factors.
Yes. We have experience with filing appropriate forms and work with local paralegal teams that can help you through any LTB issue and represent you at hearings if required.

Yes. To expedite the tenancy approval process you may complete the online application prior to viewing a property of interest. However please note that it is not possible to become an approved tenant without first viewing the property of interest.
Last month’s rent is due at the time a lease is signed, this is what secures your lease. First month’s rent is due on the first day of your lease. You will also be required to present proof of home insurance.
Once all the proper documents have been received, we will be begin with our background checks. Once we have completed our screening process including reference checks we will notify you immediately. The entire process heavily depends on how quickly we can reach your references and communicate with them. We can usually complete an application cycle in a few days.
There is no subletting of rented space under any circumstances unless approved by the property owner and Hello Property Management. Any subletting requests and/ or approvals must be done so in writing. We strongly suggest that you inform us of any intentions to sublet prior to signing a lease with us.
Yes. We will direct you to the proper utility companies to set up your accounts. We are here to make your transition and move in effortless.
Who is responsible for property maintenance outside the house?
Items such as snow removal and landscaping is based on the lease agreements terms. However in most cases the tenant is responsible for outside maintenance. Please speak with your lease agent for more information.
You may contact us during business hours and speak with us about any maintenance concerns you may have. In case of emergency, we are on call 24/7 and will gladly assist you at that time. You may also submit a request for maintenance online by emailing our office. We ask that you attach a photo clearly showing the issue and a brief description.
